You're missing Shepherd Forest Section 1. It looks like you have section 2 and 3 covered, but 1 is nowhere to be seen. This is the easternmost section, around 30th and Alba.
 
Hi, can't send you e-mail... HCAD many times misspells subdivision names. In this case, they've managed to spell Shepherd in 3 different ways! Shepherd Forest, Shepard Sec. 2, and Sheperd Forest Sec. 3. There may be others. To figure out the puzzle, I would search for "Shep". You can save the search to your user profile (if you join) for future reference.

I guess application wise it is good but There is one problem, you are trying to focus too much on appraisal district value which any body can get from their public offering or taxnet. If we try to that then it is buyer delight and seller will hate it because there is nothing for seller.
No body want to sell at appraised ( by county )price. And we need to revise the data from seller real input like upgrades etc. That is what zellow is going to do next. Getting real input.

Zillow tool is for seller, this tool is for buyer but buyer will not like it because price diference will be huge. It will be tough to popularize this. As we dont have anough meat for real consumer of this data. If you do the zillow comparision using their open API with your offering I guess that will be good and you have meat for seller or property owner and buyers.

I like your area that allows members to giveinput to what they think the actual market value is. What if there were some way to enter the price you would pay and if the owner was interested they could contact you. Similar to the zillow "Make me move" price posted by possible sellers. This would be a "Make Me Buy It" off for the possible buyers. I think working for the buyers would make you site unique.
 
Thanks! FWIW, sellers can post a listing to any property. This "listing" could be as simple as a statement of the seller's idea of the value. And if they are serious about selling, then can post their email addresses, or the two parties can communicate via instant message...
 
6 months ago there was a wealth of useful data for comparables in my neighborhood. Now there is nothing except HCAD SqFt, build year, and HCAD tax valuation. What happened to the other data?
